Senior Property Manager Horizon Housing Realty (HHR) is part of the CHL Group and is a licensed realestate agent providing rental services for our investors. Our aim is to give our investors exceptional property management service with our team of real estate professionals who have a passion for the industry. HHR has a growing portfolio across Australia, with a pipeline of significant build to rent developments coming under management with the most prominent being the Ground Lease Model (GLM) Project in Victoria.As part of our commitment to improving the communities in which we operate, funds raised by Horizon Housing in its management of rental properties and rental assistance programs are reinvested in building and managing more properties, expanding our capacity to assist those in housing stress.The Role GLM is an exciting project, delivering a large number of new market, social and affordable homes across Melbourne. The market and affordable housing units will be managed by Horizon Housing Realty (HHR) which is a Community Housing Limited (CHL) subsidiary and build to rent specialists.The Senior Property Manager (SPM) is responsible for providing leadership to the market and affordable housing operations across all GLM sites in Victoria. The SPM is responsible for the market and affordable housing leasing strategy, tenancy management, reporting and Real Estate compliance. The role will see the SPM manage their own portfolio of units along with management of a small team. The SPM will work collaboratively with CHLs Facilities Management team with regards to property maintenance. As the project is BTR there is also only one "owner" to communicate with. As a subsidiary of CHL, HHR as an entity contributes to CHLs vision of a world without housing poverty and supporting CHLs values, vision and goals.With the support of CHLs afterhours contact centre, your weekends are your own!About youYou will demonstrate experience leading a Property Management team and delivering exceptional customer service. A Certificate IV in Real Estate Practice is mandatory for this position and you will also possess excellent working knowledge of relevant legislation for Victoria. You will also:Have a minimum 3 years experience in both property and people management.Demonstrated staff management and leadership experience.Strong decision-making, delegation and conflict management skills.Ability to lead and mentor a team to improve operational performance.Essential Criteria:A talent for building relationships and working in partnership with a diverse range of stakeholders.The ability to lead and manage staff to ensure high level service delivery whilst promoting a positive work culture.Excellent communication and time management skills.The ability to use your skills and experience to resolve day-to-day problemsReporting and financial management experience to ensure appropriate use of resources.The ability to work independently as part of a wider team and adapt in a fast-paced environment.A commitment to the right of all people to affordable and sustainable housing.A current drivers licence is also required.As an equal opportunity employer, HHR works closely with people from a diverse range of backgrounds.
